Bidding – Competitively bid construction documents to achieve best value for the University; also pricing period for Job Order Contract work

Capital Construction – A new building, facility, or other infrastructure where none previously existed, or construction that enlarges or expands and exising facility
Capital Improvement – Major alterations, additions, expansions, conversions, or replacements of systems or componenets in existing facilities
Capital Renewal – Replacements in kind prior to failure, where failure or partial failure would result in Deferred Maintenance
Closeout – Final inspection, submission of necessary documentation, acceptance, and concluding payment on a construction project, as required by the contract
Code Review – For small scale projects in existing buildings, any physical change or alteration to a space requires code review to ensure the project work meets building code requirements. Code requirements may have a significant impact on the overall project cost, and should be identified early in defining program requirements.
Construction Documents – Further develops design drawings with specifications for construction

Deferred Maintenance – Maintenance, repair, or replacement work in existing facilities and infrastructure that is past due, causing failure or partial failure
Design Development – Takes initial design from schematic phase and lays out mechanical, electrical, plumbing, structural, and architectural details; drawings and cost estimates are developed

Feasibility Study – Assessment of proposed plan, and preliminary scope options, schedule and cost estimate
Form Approval – Approval by campus Chief Business Officer or Chief Financial Officer to initiate project planning to develop scope and budget for financial approvals
Funding Approvals – Once the project scope, schedule and budget is defined, projects require approval from the campus CFO and University CFO prior to starting work. Projects over $750,000 also require approval from the Board of Directors prior to starting work.

Georgetown Project Initiation (GPI) – GPI initiates a project proposal for approval by the Chief Business Officer. Approved project proposals move into planning, and the GPI does not commit funds for the project

Job order contracting (JOC) – A collaborative construction project delivery method that enables the University to get numerous, commonly encountered construction projects done quickly and easily through multi-year contracts.

Order of Magnitude (OM) – High level order of magnitude total project cost based on historical project information, escalation, and unique project attributes

Permitting – Acquire approval for construction from DC and other regulatory agencies
PJ Number – Capital Project identifier in GMS
Program Definition Document (PDD) – Form used to submit a project in the Capital Improvement Planning program
Program Requirements Kick off meeting – Project needs assessment, definition of project parameters, project goals

Schematic Design – Architect consults with Owner to determine project goals and requirements; develops study drawings and documents to illustrate concepts of design for Owner review; zoning and jurisdictional restrictions are researched
